  Inspection of the property for the purpose of advising on likely rental levels, quality of furnishings and suitable tenants (eg. family, corporate, student etc.) We normally make no charge for this service but, should the transaction not proceed, we may make a small charge on a time cost basis.

Preparation of inventory of furniture and effects.

Draw up a tenancy agreement and specified notices under the Housing (Scotland) Act 1988.

Securing a suitable tenant and ensuring thet when there is a cange of tenancy a new tenant is found as soon as possible.

Taking up references of all tenants where possible.

Collection of cash deposits and monthly rental arranging transfers to our client's bank account.

Quarterly inspection of the property and fittings to ensure that the property is being properly looked after by the tenants. should the property be vacant, this visit is charged on a time cost basis.

Regular review of rental levels to make sure that the maximum rent is being obtained.

Arranging to transfer gas, electricity, telephone and Council Tax into tenant's name.

Dealing with all routine repairs but referring to our client for instructions when a major repair is required.

Advising on renewals and refurbishments as required.

During void periods the property will be regularly inspected. Should the property be vacant during winter then appropiate precautions will be taken to protect against frost damage. The costs of heating or draining the pipes to be borne by the landlord.
