Every expatriate thinks of buying a property as an investment, whether or not
they ever intend to live in it, and always think they will do it on their next leave.
However, it is a time consuming activity and there are always so many other things to do during your well earned
holiday. Time slips by and, before you know it, another year has gone by. We can help. Prices range from around £50,000 to £500,000, although most properties bought for letting purposes are between £50,000 and £150,000 with rentals around the 9% to 10% mark. Once you have decided on the type of property, your price range, and the location, we will find, furnish and let the property for you. We know the city very well and we know which properties are most in demand and which will move very fast. Remmember that in Scotland, unlike England and Wales, there is no 'gazumping' nor any dependancy on a chain of willing purchasers and sellers. Once a property has been seen by enough interested parties a closing date is set when all interested parties submit their binding offers. At that time you agree the date when both buyer and seller will conclude the deal and the house or apartment is yours. (In Scotland the term 'apartment' tends not to be used, the usual description being 'a flat.') When there is a new development we know from experience whether the site is right or if the developer is likely to finish on schedule at agreed prices. Or whether the price is likely to allow you a decent return on your investment. In Edinburgh the range of investment property is considerable. From the elegant 18th Century Georgian houses of the New Town to the older 'closes' of the old Medieval town where there is a wide variety of substantial properties. In addition, there are the apartments built in the late 19th Century in the conveniently situated areas of Stockbridge, Bruntsfield and Marchmont. Pressure on land has increased because the whole of the City centre is a conservation area with very strict planning rules. Consequently there have been a growing number of high quality modern developments close to the city centre which are very good investment for the overseas landlord. Maintenance costs are lower and higher rentals are often achieved. Furnishings are to your budget - but we will advise on what is suitable for the property. It also depends on the type of tenant likely to take a lease. A student flat is going to be furnished quite differently from one that is going to be occupied by, say, a senior banker posted to Edinburgh for a couple of years.
